56 Longview Drive, Spruce Grove, AB Stoneshire Community

General Features Of The Home
Main level features: (1,082 sq ft)
Upper level features: (1,347 sq ft)
Walkout lower level features: (800 sq ft finished)

Upon driving up to the home at 56 Longview Drive in Spruce Grove, one will note the Black Rundle Ledgestone that is applied to portions of the front entry and triple garage.

The triple garage has SUV sized 8 ft high vehicle doors with power automatic operators and a front exterior mounted remote key pad. The third bay will easily garage a quad cab ¾ ton long box pickup and can be walled off from the double garage portion to provide a heated workshop. To facilitate the workshop, located in the third bay is a full sized electrical sub panel. As such, one can add both 120 volt and 230 volt circuits as is desired. Also wired into the garage are connections for the household computer network, telephone, and TV/Satellite systems. Hot and Cold water taps as well as a natural gas connection are also installed. An exterior people door is located at the rear of the third bay.

The near rectangular lot is over 100 ft long, and at the rear, more than 65 ft wide. Contrary to the norm, this leaves a greater than usual side yard space even though the width of the house and triple garage totals a full 40 feet. The home of course looks big, and this translates to thirty-two hundred square feet of finished area for family living.

While not obvious from the front street, the rear of the home features a walkout lower level. The walkout door exits below and to the side of the wrap around deck. Also unique, is the set of stairs in the sideyard that leads up onto the deck and provides entry to the rear main level of the home. A home with two doors to the rear yard is a feature rather unique in today’s home designs.

While most evident from the rear, there are an abundance of windows in the home. The glass is the Four Season Summer/Winter Low E type, and most of the windows have opening sections. The main floor features a full width glass rear wall. The multi windowed Dining area is big enough to park an SUV.

At the front of the home, upon entry thru the grilled glass front door, the open two storey ceramic tiled Foyer area features a curved Romeo and Juliette interior balcony that looks down from the second level above.

The home has many wall mounted lights, and in particular, features two column mounted lights on the main level. Of the many ceiling light locations, there are at least six that have the third wire to separately switch optional ceiling fans. This is a particularly nice feature in the nine foot plus high ceiling of the upper level bonus room.

Also on the upper level in the spacious king sized bed Master Suite, there is a sitting area with corner fireplace. During the day, one can gaze down upon the Golfers from the large corner windows. In the evening, enjoy the comfort, peace, and sense of well being that the glow from the Master Suite fireplace imparts.

The Master Suite has space to spare for a king sized bed, and a wall area suitable for a six foot plasma display. The ceramic tile floored Ensuite Bath boasts a 42” wide glass walled shower, corner jetted tub, paired sinks, and connections for another wall TV.

The home is of course wired for the 21st century. Not only is it internet ready, the security system features low temperature detection as well as having both smoke and carbon monoxide sensors. There are at least 35 computer, TV, and telephone connections in the home. Feeds are provided for a future exterior located dual head satellite dish. All cables terminate on a separate communications panel in the furnace room.

Main level features: (1,082 sq ft)

The front entry door features a textured glass grilled light with matching sidelight and top lite glass above. Upon entry into the two storey front Foyer, one first glances upon the paired Castlite glass French closet doors. Looking up, one then sees the curved railing of the Romeo & Juliette balcony. Looking ahead onto the nine foot main floor, one can glimpse the see thru black granite faced Great Room fireplace.

The hardwood-floored Great Room features a niche on the exterior wall and displays a pair of wall mounted lamps on either side. In between, there is a wide high located window to bring additional light into the Great Room area.

The Kitchen has an oversized angled Island with a large granite topped eating bar. Selected wall cupboards are full height to the nine foot ceiling; others project out from the main units while various cabinet doors feature glass panels. There is also a real back door off the Kitchen that opens onto a deck with a stair down to the wide side yard.

The multi-windowed Dining area is the size of a normal single garage; in fact, just the main floor itself is bigger than many of today's homes.

From the flex area, there is a view looking onto the Links Golf Course. In the evening, bask in the warmth and glow from the fireplace.

Adjacent to the ceramic tiled main floor Powder Room, (featuring a pedestal sink), there is a separate closed off Laundry Room with a stainless steel sink and wide countertop. Yes, it is a real Laundry Room with four walls and a door; a rain glass French door, mind you, not just a bifold. There is even space for an ironing board, (and a waist height plug is included).

The curved tread stair down to the lower level is carpeted, and the handrail down is stained Maple to match the Oil Rubbed Bronze metal spindle railing leading to the upper level. The door knobs in the home are not the usual round style, nor are they lever type and no screws are visible on either side of the assembly. The special order profile of the knobs harks back to the grander homes of yore.

Upper level features: (1,347 sq ft)

From the hardwood floored main level, paired Maple and Metal spindle railings lead up the curved tread carpeted stairwell to the Bonus Room, and upper level living areas.

The huge Bonus room, located over the garage has a plus nine foot ceiling. The room is larger than most, as the garage below is of course bigger than is usual for most new homes.

The huge Bonus room, located over the garage has a plus nine foot ceiling. The room is larger than most, as the garage below is of course bigger than is usual for most new homes.

From the carpeted balcony, then follow the Maple railing to the hardwood floored Master Suite. Upon passage, your eyes will immediately focus upon the large Sitting Area, its ceramic accented corner fireplace and tall windows.

All this space is of course no real surprise considering that the Master Suite is in excess of four hundred square feet, (bigger than most double garages). It then comes as no surprise that the there is room to spare for a king sized bed if that is what one wishes. There is even a wall area long enough for a six foot plasma TV screen, or perhaps more appropriately, wide full height armoires.

The big Walk-In closet off the Master should however, negate the requirement for much in the way of additional closet space so maybe the plasma will prevail.

Tucked away from view is the spacious ceramic tile floored Ensuite Bath area. This room boasts a 42” wide glass walled shower, corner jetted tub, and paired sinks. The private commode is in a separate room with a door and an opening window.

The corner style jetted tub is graced by a pair of windows that provide a degree of brightness not found in lesser homes. The wider than usual shower stall provides a measure of utility to what is a very opulent area. The paired sinks separated by a tower of cabinets mounted on the granite countertop add to the feeling of grandeur and spaciousness. There is even sufficient wall area for another flat panel TV, viewable from the whirlpool of course.

The spacious #2 & #3 bedrooms, also on the upper level, are, as is the rest of the home, wired for the 21st century. Cat 5 wiring is provided for both computer and conventional telephone, plus all the bedrooms are wired for cable/satellite TV and computers.

Walkout lower level features: (800 sq ft)

The finished nominal 9 foot ceiling lower level features a Media area with space for a screen even bigger than the Master Ensuite. More surprising are the big windows, small patio just outside the rear door, and general feel of main level living.

In addition to the pictured layout, there are provisions for a complete kitchen to provide a private self contained living area. The #4 bedroom and bath feature nominal 2’ 8” door widths to facilitate handicap access. The rear door to the outside is a wide 3’ 0” door, (just like the front entry, and house to garage doors). The stair down, (as is the stair up), is wide enough to accommodate a future wheelchair lift.

The lower level bath is very different from the upper level main bath in that there is a full five foot walk in style two seat shower stall that includes a hand shower.

There is also a real furnace room with two furnaces and dual #40 hot water tanks. The second furnace is on a separate thermostat to regulate the lower level temperature independent of the upper levels. The water, electrical, and all communications wiring terminates on separate panels in the furnace/mechanical room.

The lower level can truly accommodate the needs and desires of differing age groups.
